Approaching dilapidations like a pro Harry Marriott, Eloise Marriott and Abigail Collier, St Philips Chambers
Approaching dilapidations like a pro took place on 1 October 2026 at Eversheds Sutherland, Birmingham.
Whilst few dilapidations cases will make their way to trial, a party’s hand in negotiations is ultimately only as strong as its case at court would be. As such, in order to achieve favourable outcomes for clients, the approach taken from the moment a schedule of dilapidations is received is critical.

Harry Marriott, Eloise Marriott and Abigail Collier explored some of the issues that are likely to arise in dilapidations claims and how to handle them. The session explored issues such as:
a. Common wording of repairing covenants;
b. The difference between repairs and improvements;
c. Alterations; and
d. The evidential considerations that the same are likely to give rise to.
