What are claims for dilapidations?

Claims for dilapidations arise when there are breaches of lease repairing covenants. In simple terms, dilapidations refers to the deterioration or disrepair of a property beyond what is considered reasonable wear and tear. These claims typically occur when a lease comes to an end, and the landlord wishes to ensure that the property is returned in the same condition as stated in the lease agreement.
 
Our speakers will explore the basis of claims for dilapidations in Northern Ireland, the difference of opinion between landlord and tenant over the state and condition the premises and how the claims are resolved.
 
Dilapidations can be a complex and often a misunderstood aspect of property law. Both tenants and landlords must understand the basics of dilapidations claims under to avoid unnecessary time and cost when dealing with repairing obligations in a lease. Disputes are common at the end of commercial tenancies.
