I am an experienced litigation and disputes solicitor with considerable experience in property litigation and disputes. Recent experience includes: • Acting for an Irish Collective Management Vehicle (ICAV) in Circuit Court proceedings regarding the development of a large commercial site in Dublin (managed by a global real estate investment company) and a dispute over an alleged right of way. The litigation is ongoing with an expected trial date in H2 2027. • Acting for a large commercial landlord in initiating proceedings against an overholding commercial tenant in a prominent Dublin city centre building to settle the terms of a new lease. Litigation is ongoing with an expected trial date in H2 2027. • Advising a telecoms communication company as a commercial tenant in negotiations with their landlord regarding responsibility to repair pyrite damage in the building. The dispute was satisfactorily settled. • Advising a biotechnology firm in the breaking of its lease on a commercial premises and a claim from the landlord regarding capital contribution funds set aside during the term of the lease. The advice included negotiating a settlement to the dispute. • Advising one of Ireland’s largest developers in a €1.8m claim from a customer regarding alleged defects in an apartment block. The matter is currently at pre litigation phase.
